
Under the Ground Lease with The Regents of the University of California, ICHA is responsible for the management of the common amenities within the community. All University Hills homes are charged maintenance fees for the ongoing repair and maintenance of these common areas. Certain homeowners pay additional fees related to services provided exclusively to their property. See University Hills Fee Schedule.
The Ground Sublease provided to you when you purchased your home is the underlying document defining your responsibilities as a resident of the University Hills community.
The Property Use and Maintenance Regulations and Architectural Guidelines are exhibits to the Ground Sublease and offer guidance with the day to day living in University Hills.
Homeowners are required to submit a Property Improvement Application prior to making any modification, alteration or additions to the exterior of their home or property.
Homeowners interested in requesting a change to the ICHA maintained common area landscaping should first review the Homeowner Alterations to Common Area Guidelines.
